San Diego Market Report: What We're Seeing This Summer

As we move into summer, one thing is becoming increasingly clear: the San Diego housing market continues to show remarkable resilience.

While national headlines often focus on interest rates and economic uncertainty, the reality here in San Diego tells a more nuanced story.

Buyers are still active.

Homes are still selling.

And demand for desirable properties remains strong.

One of the biggest trends we're seeing is renewed buyer confidence. Activity levels have increased throughout the spring, and buyer demand is now at its strongest level since 2022.

That demand is showing up in the numbers.

In April, 57% of homes sold at or above the asking price. Well-prepared homes continue to attract attention quickly, particularly in sought-after neighborhoods and lifestyle-driven communities.

Inventory has improved compared to the extremely limited supply we experienced over the past few years, but we are still operating below historical norms. Current inventory levels remain approximately 17% below pre-pandemic averages.

For buyers, that means there are more opportunities than there were a year ago, but quality homes are still moving quickly when priced appropriately.

The luxury market continues to be one of the strongest segments.

Luxury demand is up 23% year over year, reflecting continued interest from both local and relocation buyers seeking San Diego's unique combination of lifestyle, climate, and long term value.

For sellers, this remains an important reminder that presentation matters.

Buyers have become more selective. They are taking more time to compare options and evaluate value. The homes generating the strongest results are often the ones that enter the market with thoughtful preparation, professional marketing, and a strategic pricing plan from day one.

For buyers, patience and preparation remain valuable advantages. Having financing, goals, and priorities clearly defined allows buyers to move confidently when the right opportunity appears.

So what can we expect this summer?

While no one can predict the market perfectly, the fundamentals remain healthy. Demand continues to outpace supply in many areas, particularly within desirable coastal and luxury communities. As inventory gradually increases, buyers should benefit from slightly more choice while sellers continue to benefit from limited overall supply.

In other words, this is not a market driven by urgency.

It is a market that rewards preparation, strategy, and informed decision-making.
